Features That Add Resale Value To A Home

According to bankrate, the 10 features listed below add a lot of value to your home. Based on my recent purchase of a new construction single-family home, I have added my comments for each of these features.
1. An updated kitchen
When we visited the model home, we really liked the granite counter tops, new appliances (that got me excited too!), lot of cabinets for storage, and an island in the center of the kitchen. The island is can be used for more counter top space as well as a small eat-in area. For my wife, this was the biggest selling point of the home.
2. Modern bathrooms
This is an important one. The master bathroom must have double vanities. That means, you and your partner each have their own space with a sink to get ready. Modern bathrooms also have a separate jetted bath tub and shower area. Modern light fixtures are a plus.
3. A well-appointed master suite
For me, the master suite was the selling point. A master suite must, at least, have enough space for a king size bed, dresser and 2 night stands. Separate space for a sitting area, tray ceiling, crown molding at to the value.
4. Natural materials
In floor coverings, especially bathrooms or kitchens, look for ceramic tile or wood rather than linoleum. If you have carpet, it should be a good product and well-maintained.
5. Curb appeal
Again very important. When you come home from work, your home's appearance should be a welcome sight. Nicely trimmed lawn area and uncluttered driveway go a long way in achieving good appeal.
6. A light, airy spacious feel
There should be enough light and cross air ventilation coming into the house. Being of Indian origin, we always consider a home where the front door faces the southwest direction.
7. Good windows
The house should have a lot windows. All windows must be properly insulated. Personally I prefer to have blinds on all the windows. Well-placed skylights are also a good touch to add value. Unfortunately, I don't have any in my house.
8. Landscaping
Always have a well manicured lawn. A few plants wont hurt either. We are planning to have our back yard fenced for added privacy. I wouldn't mind having a swing, but that means less play area for my daughter.
9. Lots of storage
You couldn't go wrong with an over sized garage, some attic space and plenty of closets. We have a good sized 2 car garage, but we currently just have one car. So more storage space for us.
10. Basement
Having a finished basement adds even more value. Basements add a lot to your resale value. Unfortunately, we don't have a basement.

Art DecoThe Art Deco style was an echo of the Machine Age and became popular in the 1920s. It was stylized by geometric decorative elements and a vertically oriented design. Towers and other projections above the roofline enhance the vertical emphasis of this style while flat roofs, metal window casements, and smooth stucco walls with rectangular cut-outs are symbolic of the Art Deco exterior. Facades are marked with zigzags and other stylized floral, geometric and sunrise motifs. A distinctly urban style, Art Deco in American architecture was used widely and popularly for commercial buildings during this period.
ColonialMore than simply the design elements, Colonial architecture refers to the time period in American architecture, between the early 1600s, when the first colonists began to build settlements and 1776, the year the colonies declared their independence from England. Economical, refined and basic, the colonial designs reflect the buildings practices of America’s early settlers. Although Colonial architecture is often thought of as stately and symmetrical with an orderly arrangement of windows, it actually comes in several sizes, shapes and styles reflecting the diverse cultural traditions of the English, Dutch, Spanish and French.
ContemporaryContemporary-style homes became hugely popular between 1950 and 1970. There were two types of contemporary American architecture – the flat-roof type and the gabled roof type. These were characterized by odd-sized and often tall windows, lack of ornamentation, and unique mixtures of wall materials like stone, brick, and wood. Both types of designs were one-story tall and designed to incorporate the surrounding architectural landscape into their overall look.
GeorgianFanciful and royal, the Georgian architecture was styled in honor of the first three monarchs of England, all of whom were named George. Formal and majestic Georgian homes are known for their refined and symmetrical design with paired chimneys and a decorative crown over the front door. Another unique feature is the orderly row of five windows across the second story. With sport side-gabled roofs, Georgian houses are two to three stories high, and constructed in brick. Besides symmetry, this kind of architecture is symbolized by rich classical detail such as large Greek or Roman style columns, elaborate entryways with beautifully arched windows resting atop them and elegant ornamentation.
Gothic RevivalGothic Revival became popular in the mid 1800s. This style was largely influenced by English romanticism and intricate wooden millwork. It was characterized by Gothic windows with distinctive pointed arches and featured exposed framing timbers and steep vaulted roofs with cross-gables. They also included extravagant features such as towers and verandas.
InternationalEuropean architects initiated the modern style of architecture in the 20th century. Using materials such as concrete, glass and steel, it was devoid of ornamentation or decoration. The architectural landscape in the international style introduced the idea of exposed functional building elements such as elevator shafts, ground-to-ceiling plate glass windows, and smooth facades.
Prarie HouseThe first Prairie-style house was designed by Frank Lloyd Wright in Chicago in 1893. This American architectural style peaked between the years 1900s and 1920s and focused on modest homes that blended the natural beauty of the Midwestern landscape. It consists of two main styles - boxy and symmetrical or low-slung and asymmetrical and the materials used are brick and clapboard. It has low pitched gable roofs with eaves extending well beyond the walls, creating an effect that allows it to blend with the scenery. Other details included pronounced overhangs, stone belts to accentuate the horizontal designs, rows of casement windows, one-story porches with massive square supports as well as stylized floral and circular geometric terra-cotta or masonry decorations around doors, windows, and cornices.
Shingle VictorianThis American architectural style was used widely in cottages along the trendy, wealthy North-eastern coastal towns of Long Island and Newport in the late 19th century. Wide porches, unadorned doors, windows, and cornices, steeply pitched roof lines are symbolic of this style. Continuous wood shingles cover the entire surface of the home, giving it a cohesive look. Some unique features in this style include dormers, recessed balconies, and side towers with bell or conical roofs structured under the shingles.
TudorThis architecture was initiated in the 1920s and 1930s, but continues to remain a popular architectural style in suburbs across the United States even today. It is characterised by half-timbering on bay windows and upper floors with facades that are pronounced by one or more steeply pitched cross gables. Patterned brick or stone walls, rounded doorways, multi-paned casement windows, and large stone chimneys are also some of the features of this architectural style.
VictorianVictorian architecture in America originated in the second half of the 19th century, when America was identifying new approaches to building and design. Victorian styles include Second Empire, Italianate, Stick, and Queen Anne among others. Advances in modern technology ensured the incorporation of ornamentation such as brackets, spindles, and patterned shingles into the Victorian designs.

Architects have been and will remain at the forefront of designing the built environment that surrounds us. Frank Lloyd WrightFrank Lloyd Wright is one of America’s most famous architects. Although he had no formal education in architecture, he believed that his work as a farm hand in Wisconsin made him very perceptive and helped develop his spatial abilities. After studying engineering at the University of Wisconsin for a few semesters at the age of 15, he left to apprentice with J.L. Silsbee and Louis Sullivan. After working with them for six years, Wright opened his own practice. During his 70-year career, Wright designed 1,141 buildings, including homes, offices, churches, schools, libraries, bridges and museums. One of his most important contributions was the Prairie House style of architecture. He experimented with obtuse angles and circles, creating unusually shaped structures, an example of which is the spiral Guggenheim Museum (1943-49). He also developed a series of low-cost homes which he called Usonian. Although he earned recognition in the early 1900s as one of the popular modern architects he became the recipient of the American Institute of Architects only in 1949.

I.M. PeiI. M. Pei one of the most famous modern architects was born in Canton, China in 1917. Pei grew up in Shanghai, but in 1935 he moved to the United States to study architecture and engineering at the Massachusetts Institute of Technology, and later at Harvard University. He became the Director of Architecture at the real estate development firm, Webb & Knapp in 1948 and then founded his own firm in 1958.
Over the past fifty years, Ieoh Ming Pei has designed more than fifty buildings across the globe including industrial skyscrapers, museums and low income housing. Concerened more with function than theory, the defining feature of I. M. Pei’s style is the use of large, abstract forms and sharp, geometric designs. His glass clad structures are born from high tech modernist movement.
During his career, Pei and his firm have won numerous architecture awards. He won the prestigious Pritzker Prize in 1983.

Le CorbusierLe Corbusier, born in the late 19th century, was a pioneer of modern architecture. He founded what is popularly known as the International style or the Bauhaus. The essence of modern architecture as advocated by him was described in his 5-point theory that later became the guiding principle for many of his designs.

Roof gardens While the earlier buildings by Le Corbusier, called pure prisms were smooth, white concrete and glass structures elevated above the ground, his later designs used rough, heavy forms of stone, concrete, stucco and glass. He was a visionary who not only anticipated the role of the automobile but envisaged that cities would have big apartment buildings with park-like settings. Le Corbusier, as a famous architect was also known for his innovations in urban planning and his solutions for low income housing. Moreover, he believed that the stark buildings he designed would contribute to clean, bright, healthy cities. Le Corbusier's dreams of such an urban haven were aptly realized in the Unité d'Habitation, or the "Radiant City," in Marseilles, France which was built to incorporate shops, meeting rooms, and living quarters for 1,600 people in a 17-story structure. During his long life, Le Corbusier designed buildings in Europe, India, and Russia. Le Corbusier also designed one building in the United States and one in South America.

R. Buckminister FullerBorn of poverty and bankruptcy, Buckheimer Fuller had contemplated suicide before his life changed courses and he became a famous architect known for his unique architectural styles dominating the 20th century. He believed that his life was an experiment and that it belonged to the universe. At the age of 32, he embarked on a journey to discover what a penniless and unknown individual might have to offer effectively to humanity. He searched for ways to do more with less so that all the people could be fed and have a shelter over their heads.
Although he never obtained a degree in architecture, he was a modern architect and engineer who designed revolutionary structures. His famous Dymaxion House was a pre-fabricated, pole-supported dwelling. His Dymaxion car was a streamlined, three-wheeled vehicle with the engine in the rear while his Dymaxion Air-Ocean Map projected a spherical world as a flat surface with no visible distortion. However, Fuller’s greatest contribution is perhaps the geodesic dome - a remarkable, sphere-like structure based on theories of "energetic-synergetic geometry'' which he developed during WWII. Efficient and economical, the geodesic dome was widely hailed as a possible solution to world housing shortages.
Although his Dymaxion car did not achieve popularity and his design for geodesic domes is rarely used, Fuller made his mark in areas of architecture, mathematics, philosophy, religion, urban development and design.

Having a new customized home built can be an exciting experience. Getting through the process however can be a long and at times difficult ordeal. People having a new home built often rely solely on their builder to help guide them through the construction. Unfortunately he may not be the best person to advise them on their project.

Cost
It’s always about the money and for good reason. Costs can escalate quickly when building a new home. Buyers often want upgrades and these push up costs. Features That Add Resale Value To A Home

According to bankrate, the 10 features listed below add a lot of value to your home. Based on my recent purchase of a new construction single-family home, I have added my comments for each of these features.
1. An updated kitchen
When we visited the model home, we really liked the granite counter tops, new appliances (that got me excited too!), lot of cabinets for storage, and an island in the center of the kitchen. The island is can be used for more counter top space as well as a small eat-in area. For my wife, this was the biggest selling point of the home.
2. Modern bathrooms
This is an important one. The master bathroom must have double vanities. That means, you and your partner each have their own space with a sink to get ready. Modern bathrooms also have a separate jetted bath tub and shower area. Modern light fixtures are a plus.
3. A well-appointed master suite
For me, the master suite was the selling point. A master suite must, at least, have enough space for a king size bed, dresser and 2 night stands. Separate space for a sitting area, tray ceiling, crown molding at to the value.
4. Natural materials
In floor coverings, especially bathrooms or kitchens, look for ceramic tile or wood rather than linoleum. If you have carpet, it should be a good product and well-maintained.
5. Curb appeal
Again very important. When you come home from work, your home's appearance should be a welcome sight. Nicely trimmed lawn area and uncluttered driveway go a long way in achieving good appeal.
6. A light, airy spacious feel
There should be enough light and cross air ventilation coming into the house. Being of Indian origin, we always consider a home where the front door faces the southwest direction.
7. Good windows
The house should have a lot windows. All windows must be properly insulated. Personally I prefer to have blinds on all the windows. Well-placed skylights are also a good touch to add value. Unfortunately, I don't have any in my house.
8. Landscaping
Always have a well manicured lawn. A few plants wont hurt either. We are planning to have our back yard fenced for added privacy. I wouldn't mind having a swing, but that means less play area for my daughter.
9. Lots of storage
You couldn't go wrong with an over sized garage, some attic space and plenty of closets. We have a good sized 2 car garage, but we currently just have one car. So more storage space for us.
10. Basement
Having a finished basement adds even more value. Basements add a lot to your resale value. Unfortunately, we don't have a basement.

ContemporaryContemporary-style homes became hugely popular between 1950 and 1970. There were two types of contemporary American architecture – the flat-roof type and the gabled roof type. Both types of designs were one-story tall and designed to incorporate the surrounding architectural landscape into their overall look.
GeorgianFanciful and royal, the Georgian architecture was styled in honor of the first three monarchs of England, all of whom were named George. Formal and majestic Georgian homes are known for their refined and symmetrical design with paired chimneys and a decorative crown over the front door. It consists of two main styles - boxy and symmetrical or low-slung and asymmetrical and the materials used are brick and clapboard. It has low pitched gable roofs with eaves extending well beyond the walls, creating an effect that allows it to blend with the scenery. Other details included pronounced overhangs, stone belts to accentuate the horizontal designs, rows of casement windows, one-story porches with massive square supports as well as stylized floral and circular geometric terra-cotta or masonry decorations around doors, windows, and cornices.
Shingle VictorianThis American architectural style was used widely in cottages along the trendy, wealthy North-eastern coastal towns of Long Island and Newport in the late 19th century. Wide porches, unadorned doors, windows, and cornices, steeply pitched roof lines are symbolic of this style. Continuous wood shingles cover the entire surface of the home, giving it a cohesive look. Some unique features in this style include dormers, recessed balconies, and side towers with bell or conical roofs structured under the shingles.
TudorThis architecture was initiated in the 1920s and 1930s, but continues to remain a popular architectural style in suburbs across the United States even today. It is characterised by half-timbering on bay windows and upper floors with facades that are pronounced by one or more steeply pitched cross gables. Patterned brick or stone walls, rounded doorways, multi-paned casement windows, and large stone chimneys are also some of the features of this architectural style.
VictorianVictorian architecture in America originated in the second half of the 19th century, when America was identifying new approaches to building and design. Victorian styles include Second Empire, Italianate, Stick, and Queen Anne among others. Advances in modern technology ensured the incorporation of ornamentation such as brackets, spindles, and patterned shingles into the Victorian designs.

Frank Lloyd WrightFrank Lloyd Wright is one of America’s most famous architects. Although he had no formal education in architecture, he believed that his work as a farm hand in Wisconsin made him very perceptive and helped develop his spatial abilities. After studying engineering at the University of Wisconsin for a few semesters at the age of 15, he left to apprentice with J.L. Silsbee and Louis Sullivan. One of his most important contributions was the Prairie House style of architecture. I.M. PeiI. M. Pei one of the most famous modern architects was born in Canton, China in 1917. He became the Director of Architecture at the real estate development firm, Webb & Knapp in 1948 and then founded his own firm in 1958.
Over the past fifty years, Ieoh Ming Pei has designed more than fifty buildings across the globe including industrial skyscrapers, museums and low income housing. Concerened more with function than theory, the defining feature of I. M. Pei’s style is the use of large, abstract forms and sharp, geometric designs. R. Buckminister FullerBorn of poverty and bankruptcy, Buckheimer Fuller had contemplated suicide before his life changed courses and he became a famous architect known for his unique architectural styles dominating the 20th century. He believed that his life was an experiment and that it belonged to the universe. At the age of 32, he embarked on a journey to discover what a penniless and unknown individual might have to offer effectively to humanity. He searched for ways to do more with less so that all the people could be fed and have a shelter over their heads.
Although he never obtained a degree in architecture, he was a modern architect and engineer who designed revolutionary structures. His famous Dymaxion House was a pre-fabricated, pole-supported dwelling. His Dymaxion car was a streamlined, three-wheeled vehicle with the engine in the rear while his Dymaxion Air-Ocean Map projected a spherical world as a flat surface with no visible distortion. However, Fuller’s greatest contribution is perhaps the geodesic dome - a remarkable, sphere-like structure based on theories of "energetic-synergetic geometry'' which he developed during WWII. Efficient and economical, the geodesic dome was widely hailed as a possible solution to world housing shortages.

(1) Location
The location of a building inadvently contributes a lot to the high/low cost of building. The Nigerian case for class has a long way of affecting cost of building generally, especially Lagos.

(1)The soil scientist:

With larger buildings or more difficult sites,the following methods are applicable.
(i)Excavating trial holes about 1 1/2m deep deep outside the perimeter of the building.
(ii)Drilling boreholes by percussion or rotary methods.The percussion method uses a steel bit with a chisel point screwed to a steel rod.The rotary method employs a hollow rod with a rotating bit and a core of strata is forced back up the hollow rod.
(iii)Load testing often using a reinforced concrete slab about 1.20 to 1.50m2 and 300mm thick,to which loads are added at about 2 hour intervals and the amount of settlement is determined with a level .The safe bearing capacity of the soil is found by dividing half the load applied prior to appreciable settlement into the area of slab.

The quantity surveyor has nothing to lose if the house is very ugly his job is to make sure you have a financial understanding of what you are about to embark on. On big projects ,they maintain and award money to artesans and labour based on the input each worker is putting.
(6)Civil or Structural Engineers:
The civil or structural engineer in building industry is to see to it that, the stability or structural disposition of your building is not compromised. I mean they give calculations and recommends based on the Architect's drawing, what kind of reinforcement or iron or any other structural elements that can make your house stable and will not collapse. And they come out with the drawings on this to help the builder on site to carry out is work effectively.
(7)Mechanical Engineer

Tip #1 Find out if there are any special reports that need to be done before you hire anyone, preferably before you buy the land. Do you need an environmental report? Is there some kind of obscure bug residing in the area that might delay or prohibit your building process? Even if there are homes next door to your lot, check. The county or city where you are building will have all of the data. This is a very critical part of the building process. I have friends who have had to spend thousands of dollars and several years just to certify that a moth that breeds there will not be damaged. Some vacation home eh?
Tip #2 Get to know your clerks. The permitting process can be tedious. It is very important that you never yell or berate anyone in the system of approving your permits to build. Don't go into battle. Play nice and you might be better able to get your way. Most clerks are not paid enough to care if your deck gets denied. But a clerk who likes you might be more inclined to approve quicker. Building a home is all about building a strong network of fans willing to assist you on your way.
Tip #3 Buy a home plan that is designed for your specific topography. If the land is flat as far as your eye can see, don't build a Colorado style home with a walk-out basement.
